This provides for exposure to other Brokers and Sales Agents through the local Multiple Listing Service, as well as within our office.

You will have a beautifully designed, distinctive Christy, REALTORS® yard sign placed on your property.

 

Pre-Qualified Prospects:

The buying capability of prospective purchasers will be evaluated, prior to showing your property, to find out their needs, desires, and financial situations, thus eliminating unnecessary inconvenience to you.

 

Purchase Agreement:

This is the service of reviewing and explaining all "offers" made on your home, and assisting in negotiations for the maximum price.

 

Closing Procedures:

All activities involved with the financing and closing of your property will be monitored & coordinated to facilitate the transaction to a successful conclusion.

1.  From Initial Contact to the Listing of Your Home

 

            *          Market evaluation / research

            *          Comparative Market Analysis (CMA)

            *          Prepare net estimate of proceeds

            *          Provide suggestions for maximum showing appeal of your home

            *          Explain the marketing process, including contracts

                        (What happens when my home sells?)

            *          Answer any questions you may have

  

2.  From Initial Listing to Pending Sale

 

            *          Research tax information

            *          Compile measurements and dimensions of room sizes

            *          Obtain preliminary title and existing mortgage information (if applicable)

            *          Place "For Sale" sign in your yard

            *          Complete data form for Multiple Listing Service

            *          Distribute property information to other Brokers and Sales Agents by   

                        entering all data compiled into the Multiple Listing Service

            *          Distribute "Just Listed" brochures

            *          Prepare advertisements for newspaper and other advertising medias

            *          Post your home on the Internet - If you have a computer and access to the Internet you

                                can view your home at christyrealtors.com.  Your home can also be located by the public

                                through sites hosted by The Amarillo Association of Realtors® (at amarillorealtors.org),

                                The Amarillo Globe News (at homes.amarillo.com), The National Association of Realtors

                                (at realtor.com), & of course through the major search engines, such as Google & Yahoo.

                                Also, with online partners that have teamed with The Real Estate Book (realestatebook.com)

            *          Prepare promotional flyer for display in your home

            *          Contact Showing Agents for feedback from them and their customers

            *          Track and record inquiries to promotional source (i.e. sign, ads, fliers)

            *          Communicate with and give follow up reports to Seller (you)

            *          Inform possible buyers of mortgage loan requirements and financing

                        alternatives, encouraging them to pre-qualify

            *          Update market evaluations

            *          Negotiate for your best interest

            *          Research and analyze any proposed offer

            *          Present all offers on your home to you

            *          Discuss bonuses, contests, or drawings

 

 3.  From Pending Sale to Closing:

 

            *          Transmit final executed contracts to title company

            *          Timely deposit earnest money with the title company

            *          Add "SOLD" rider to yard sign

            *          Provide appraiser with most recent sales data

            *          Update status with Multiple Listing Service

            *          Monitor updates with the lender and the title company

            *          Provide lists of repairmen (if necessary)

            *          Provide list of inspectors

            *          Provide you with moving hints

            *          Coordinate Buyer inspections

            *          Analyze inspection reports

 

 4.  At Closing:

 

            *          Coordinate closing appointments

            *          Review closing statements for accuracy

            *          Assist with any last minute details

            *          Attend closing appointment with you

            *          Distribute keys to purchaser
